How to Replace Leaking Window Seals Properly

A small water mark on the sill can become swollen plaster, mould around the reveal and damage to flooring surprisingly quickly. If you need to replace leaking window seals, first establish where the water is entering. The correct fix may be a new rubber seal, but it may also be failed glazing, blocked drainage holes or a window frame that is no longer performing as it should.

For Melbourne homeowners, renovators and builders, the aim is not simply to stop a visible drip. It is to restore a watertight window system that handles wind-driven rain, improves comfort and does not hold up the rest of the job.

What a leaking window seal actually means

The term “window seal” is used for several different parts of a window, and they do different jobs. Around the opening sash, compression seals and brush seals help keep out rain, draughts and dust when the window is closed. Around the glass, glazing gaskets hold the pane firmly in place and prevent water passing between glass and frame. For double-glazed units, the insulated glass unit also has a perimeter seal between the two panes.

A leak can come from any of these areas. Water tracking down the inside face of glass during cold weather, for example, may be condensation rather than rain ingress. Condensation points to ventilation, indoor humidity or poor thermal performance. Rain appearing after a storm is more likely to involve external seals, glazing gaskets, drainage paths or installation details.

The distinction matters. Replacing a rubber gasket will not fix a double-glazed unit with a failed edge seal. Likewise, adding silicone over a frame will not solve water entering through an unflashed opening or blocked sill drainage.

Find the source before ordering seals

Start with a close inspection during dry weather, then check again after rain if it is safe to do so. Look for cracked, flattened or missing rubber around the sash and glass. Pay attention to corners, where seals can shrink or pull away over time. On sliding windows, inspect the pile or brush seals along the meeting rails and check whether the sashes close squarely.

Outside, inspect the frame for cracks in old sealant, gaps between frame and wall cladding, and debris in the sill. Aluminium windows are designed with drainage channels and weep holes that allow water collected in the frame to escape outside. If these holes are clogged with dirt, paint, insects or renovation debris, water can back up and find its way indoors.

It is also worth opening and closing the window slowly. If it binds, rattles, has excessive movement or does not latch firmly, the problem may be alignment rather than the seal itself. An awning window with worn stays or a sliding sash off its track cannot compress its weather seals correctly, even if those seals are new.

Signs the seal itself is the likely problem

Seal replacement is often the sensible first repair when the window frame is sound, the glass is clear and the leak is localised. Common signs include brittle rubber, visible gaps at corners, draughts around a closed sash, loose glazing gaskets or worn brush seals on a sliding window.

You may also notice more road noise or dust than usual. While seals are not the only contributor to acoustic and thermal performance, a window that does not close tightly will allow more air movement and outside noise into the room.

Signs you need more than a new seal

Cloudiness, haze or moisture between the panes of double glazing indicates a failed insulated glass unit. That perimeter seal cannot be repaired from the outside with silicone. Depending on the system, the glass unit may be replaceable, but it needs to be measured and specified correctly for thickness, safety glass requirements and performance.

A full window replacement may be better value where the frame is corroded, warped, badly damaged or fitted with outdated single glazing. The upfront cost is higher than fitting new seals, but a modern aluminium window with correctly matched double glazing can improve weather resistance, security, noise control and heat-loss reduction in one step.

How to replace leaking window seals on sound windows

If inspection confirms that the frame, sash and glazing are otherwise serviceable, replacing the damaged seal can be a practical repair. The key is using a profile that matches the existing system. Window seals are not universal. Their shape, base width, height and compression are designed to suit specific frame channels and sash gaps.

First, remove a short sample of the old seal where possible. Avoid stretching it as you pull it out, as this can make sizing less accurate. Take clear measurements of the seal profile and the groove it sits in. For a sliding window, identify whether you are dealing with a brush seal, a fin seal or another pile configuration.

Clean the channel thoroughly before fitting the replacement. Remove old fragments, loose dirt and any residue that prevents the new seal from seating. Do not block weep holes or drainage channels with sealant. They are meant to remain clear.

Fit the new seal without stretching it. Press it evenly into the channel, working progressively around the frame or sash. At corners, cut carefully and ensure the ends meet neatly. A gap of only a few millimetres can become an entry point for wind-driven rain. Once installed, close and latch the window to check that it compresses evenly without excessive force.

Glazing gaskets require particular care. The glass must remain properly supported with the correct packers, and the gasket must hold the glass securely around the full perimeter. If glass is loose, cracked or difficult to reglaze, call a qualified glazier rather than forcing a gasket into place.

Why silicone is rarely the whole answer

Silicone has a place around some external building junctions, but it is often used as a quick patch over the wrong area. A thick bead over a weep hole can trap water in the frame. Silicone applied over a failed gasket may peel away because the surfaces move differently as temperatures change. It can also make future servicing harder.

Use an appropriate exterior-grade sealant only where a genuine external perimeter gap needs sealing and where the window system design allows it. If the leak is from the sash, glazing bead or drainage channel, address that component instead. The cleanest-looking repair is not always the one that keeps water out.

When replacement windows make commercial sense

For a single relatively new window with perished weather seals, repair is usually worth considering. For several older windows across a renovation, the calculation changes. Labour, access, glass replacement and repeated call-outs can add up, particularly if the frames are already single glazed, difficult to operate or no longer suited to the home’s thermal and acoustic needs.

Replacement is also worth considering when you are opening up walls, recladding, rendering or renovating wet areas. This is the best time to correct flashing, frame integration and sill drainage properly. Installing a new window after internal finishes are complete can involve more patching and disruption.

Choose the right performance level

A replacement window should be selected for more than its dimensions. Consider whether the room faces a busy road, receives harsh western sun or sits in an exposed location where wind-driven rain is common. Double glazing can reduce heat transfer and improve acoustic comfort, while secure multi-lock hardware and appropriate glass selection can improve everyday security.

Where bushfire requirements apply, check the relevant BAL rating early. In units, townhouses and light-commercial projects, also confirm any strata, architectural or compliance requirements before ordering. Getting the size right is only one part of getting the window right.

Prevent the next leak

Window seals last longer when the window is kept clean, aligned and able to drain. Clear debris from sill channels and weep holes as part of routine maintenance, particularly after nearby landscaping, painting or construction work. Avoid harsh solvents on rubber seals, as they can dry out or damage the material.

Check operable windows at least once a year. If a sash starts to drag, becomes hard to latch or leaves a visible uneven gap, deal with the adjustment early. A small alignment issue can wear out seals faster and turn a minor weatherproofing job into water damage around the opening.
